Can you work around occupied units and tenants?
Yes. Most of our multi-family work happens in occupied buildings. We coordinate access in advance, observe quiet hours, keep walkways and entries clear, and communicate schedules to residents so the project moves forward with minimal disruption to daily life on the property.
How do you handle scheduling and phasing across a large property?
We phase the work building-by-building or area-by-area so common areas, parking, and access stay usable throughout. Before we start, we lay out a sequence and timeline with the property manager, then keep that plan current as the project progresses.
Are you properly licensed and insured for multi-family work?
We hold California CSLB License #1005278, covering A General Engineering, B General Building, C-9 Drywall, C-10 Electrical, and C-33 Painting. We carry the insurance multi-family owners and management companies require and can provide current certificates on request.
Can you provide detailed bids for our board to review?
Yes. We provide clear, itemized proposals with defined scope so your board can evaluate the work, compare bids on equal terms, and document the decision. We're glad to walk the property with the board or manager and answer questions before any work begins.
